Sea Breeze Cove

Sea Breeze Cove sits at the very tip of Reed's Point, a slim finger of land on Antigua's west coast where the sea wraps around three sides of the property. The result is a villa that feels almost like a private island, yet Jolly Beach and its calm shallows are a four-minute walk down the hill. Arranged over three levels, the house holds six en-suite bedrooms, generous living rooms that fold open to the terraces, a book-lined study and a home cinema. The centre of the villa is its panoramic terrace, where a long dining table and an infinity-edge pool look straight out over Jolly Harbour and the yachts at anchor. Days here move between the pool, the shaded loungers and a gazebo set right at the water's edge, reached by steps through the garden. A resident house manager keeps everything running quietly and can arrange a private chef, daily housekeeping, yoga, transfers and boat trips, so the holiday is as hands-off as you want it to be. Perimeter cameras and a 24-hour patrol give the point a reassuring sense of privacy. It suits a large family, or two or three couples travelling together, who want space, sea views from almost every room and the freedom of a full villa rather than a resort. V. C. Bird International Airport is roughly a 40-minute drive away.

The December to April dry season brings the warmest, driest weather and the island's liveliest sailing calendar.

The dry season from December to April is the classic time to visit, with warm days, low humidity, reliable sunshine and the island's regatta and sailing calendar in full swing. May and early summer stay bright and quieter. June to November is the Atlantic hurricane season, hotter and more humid with occasional heavy showers, but also the best value and the greenest the island looks.

Why we chose it

We kept coming back to the position. Very few villas in Antigua sit on their own point with open water on three sides, and fewer still pair that with a walk to a good beach. Sea Breeze Cove gives you both, along with an infinity pool that reads as part of the sea and a terrace built for long lunches and slow evenings. We also liked how complete it is: six proper en-suite bedrooms, a cinema, a study, and a house manager who can quietly assemble a chef and a full staff when you want them. It is a villa that works equally well for a celebration and for a quiet week off the grid, and the sunsets over the harbour are a nightly event in their own right.

01The Architecture

The villa is built down the slope of Reed's Point across three levels, a form that lets almost every room face the water while keeping the plan open and easy to move through. The style is contemporary Caribbean: white timber balustrades in the traditional cross-brace pattern, pitched roofs with exposed beams, and wide sliding walls that soften the line between…

02The Interior

Inside, the mood is relaxed and collected rather than formal. The main living room centres on deep leather and linen sofas around low stone-topped tables, opening straight onto the terrace so the sea is always in view. Local art in bold colour lifts the pale walls, and carved timber mirrors and rattan pendants nod to the island setting. A separate…

03The Outdoor

The outdoors is where Sea Breeze Cove comes into its own. The panoramic terrace runs the width of the villa, with a long table for alfresco dinners, shaded seating and an infinity pool whose edge dissolves into the sea below. Sun loungers and parasols line the pool deck, and a poolside bar makes evening drinks easy. Steps lead down through…

04The Location

Sea Breeze Cove stands on Reed's Point, a headland on Antigua's sheltered west coast beside Jolly Harbour. It is one of the island's easiest addresses for a villa holiday: Jolly Beach is a four-minute stroll, and the Jolly Harbour marina village, with its supermarket, restaurants and dive and sailing operators, is a few minutes further. The calm Caribbean water here…

The villa sits on the tip of Reed's Point on Antigua's west coast, with the sea on three sides. It is not directly on the sand, but Jolly Beach is a four-minute walk down the hill and there is a private gazebo and sun deck at the shoreline below the villa.

Up to 12 guests across six en-suite bedrooms set over three levels, most opening to sea-view terraces.

A resident house manager looks after the villa and can arrange a private chef, daily housekeeping, yoga, airport transfers and excursions on request. There is a full kitchen with a wine fridge for self-catering as well.

V. C. Bird International Airport (ANU) is the island's only commercial airport, about a 40-minute drive on the north-east coast. Private and charter flights use the same airport, where the FBO handles private jet arrivals.

Yes, families are welcome. Bear in mind the villa runs down a hillside over three levels and has an infinity pool and a shoreline, so younger children need supervision. The short, level walk to Jolly Beach and the calm water make it easy for families with older children.

An infinity pool, a poolside bar, a panoramic dining terrace, a home cinema, a book-lined study, a full kitchen with a wine fridge, a waterside gazebo and sun deck, air conditioning, wifi and parking. Perimeter cameras and a 24-hour patrol cover the grounds.

The December to April dry season is the classic choice, with warm, dry, sunny days and the island's busy sailing calendar. June to November is hotter, greener and better value, but falls within the Atlantic hurricane season.
