Sentosa is an 8-bedroom beachfront villa sleeping up to 16 guests on Grace Bay, Providenciales, with direct access to one of the most celebrated stretches of sand in the Caribbean. At 8,200 sq ft spread across a main house and a separate two-bedroom guest house, the property operates with a full staff team including a private chef, two butlers, a housekeeper and a concierge, making it one of the most comprehensively served private villas on the island. The beachfront position is the defining feature: the property sits directly on Grace Bay's powdery white sand, consistently ranked among the finest beaches in the world for the clarity and colour of the water behind it. The outdoor spaces are built around that setting, with a heated private pool fitted with submerged loungers, a hot tub, a shaded veranda for alfresco dining, a gazebo and direct beach access without a road crossing. Inside, the scale is generous without feeling impersonal: an open-plan living and dining area anchors the main house, supported by a second sitting room, a fully equipped kitchen, a private gym, a massage room and a media room with games table. Paddleboards and kayaks are included, meaning guests step directly from the terrace onto the water. Complimentary return airport transfers are included as standard. Sentosa sits within Top Villas' Signature Collection, their highest service tier, and is suited to large families or multi-generational groups who want the privacy of a fully staffed villa without sacrificing proximity to Grace Bay's restaurants and watersports.

winter

peak crowdpremium value

The November to April dry season delivers the most reliable sunshine, the calmest sea conditions and the lowest humidity, making it the period when Grace Bay's beach and water are at their best and outdoor living at Sentosa is uninterrupted.

Grace Bay is at its finest from November through April, when trade winds keep humidity low, rainfall is minimal and temperatures hold between 24 and 29°C. This is also peak season, with December and February seeing the highest demand. The summer months from June to August are warmer and more humid, with occasional rainfall, but the water remains clear and rates are meaningfully lower. Hurricane season runs June to November, with August and September carrying the highest risk.

winter

Recommended

dec · jan · feb

Dry and sunny with consistent trade winds keeping humidity low. Temperatures are warm rather than hot, making beach days and outdoor dining comfortable throughout the day and evening.

24-29°C

peak crowdpremium value

Christmas and New Year weeks are the most competitive period in the Caribbean and require booking 6 to 12 months ahead. Note that Sentosa accepts only Sunday-to-Sunday reservations during the Christmas season. January and February offer equally reliable weather with slightly better availability.

spring

mar · apr · may

Warm and increasingly sunny as the season progresses, with trade winds easing and sea temperatures rising. March remains part of the dry season; April and May see the first signs of higher humidity.

26-30°C

moderate crowdgood value

March and April offer a useful sweet spot: dry season weather at lower rates than winter peak. Book Sentosa at least 3 to 4 months ahead as the Signature Collection fills earlier than the wider market.

summer

jun · jul · aug

Hot and humid with frequent short rainfall showers, typically clearing quickly. The sea remains warm and clear. Hurricane risk exists throughout this period, peaking in August and September.

29-33°C

low crowdexcellent value

Summer rates for Sentosa are meaningfully lower than the winter peak. Travel insurance covering hurricane disruption is strongly recommended for any booking between June and November.

autumn

sep · oct · nov

September and October sit within the peak of hurricane season and carry the highest weather risk of the year. November marks the transition into the dry season: humidity drops, trade winds return and conditions improve noticeably from mid-November onward.

27-31°C

low crowdgood value

September and October carry genuine hurricane risk and are best avoided unless guests have comprehensive travel insurance and full flexibility on rescheduling. November from mid-month onward is a different proposition: conditions improve rapidly and rates remain below peak levels until December.

Why we chose it

The detail that sets Sentosa apart from most fully staffed Caribbean villas is the inclusion of two butlers alongside the chef and concierge, a staffing configuration that is genuinely rare outside of resort hotels and means requests are handled without the slight delay that a single-butler property creates for a group of 16. The guest house configuration is also worth noting: the two detached king bedrooms give adult guests, grandparents or older teenagers a degree of separation that open-plan villa layouts rarely allow. Unlike most Grace Bay properties at this price point, Sentosa includes paddleboards and kayaks as part of the base offering rather than a rentable add-on, which removes a logistical step that larger groups often find disproportionately annoying.

01The Architecture

Sentosa is configured as a principal main house with a detached two-bedroom guest house, a layout that creates functional separation across a 8,200 sq ft footprint without fragmenting the communal experience. The main building faces directly onto Grace Bay, with the terrace, pool and outdoor living areas positioned to make the beach the focal point of every common space. A…

02The Interior

The interior organises itself around a large open-plan living and dining area that opens towards the beach, keeping the water in sight from most communal spaces. A fully equipped kitchen is integrated into this zone, while a second sitting room with a flat-screen television and an L-shaped sofa provides an alternative gathering space for evenings when the group splinters. All…

03The Outdoor

The outdoor spaces at Sentosa run from the covered veranda directly to the beach in a single uninterrupted sequence. The heated private pool sits at the centre of the terrace and is fitted with submerged loungers, a feature that extends time in the water without requiring guests to swim. A separate hot tub sits alongside. Sunloungers and a poolside lounge…

04The Location

Grace Bay sits on the north coast of Providenciales and is consistently ranked among the finest beaches in the Caribbean for its powdery white sand and the vivid turquoise of the water over the Caicos Bank reef system. The bay stretches for approximately 12 miles, and the section fronting Sentosa is calm, shallow and swimmable year-round. The Grace Bay strip…

05Ideal For

Sentosa is built for large groups of 12 to 16 who want a fully staffed beachfront base rather than a resort hotel. It suits multi-generational families particularly well: the guest house separation gives older guests or teenagers their own space, while the direct beach access, paddleboards and pool serve all ages. Celebration groups marking a significant occasion will find the…
