Sea Breeze Estate sits directly on the sand at the Leeward end of Grace Bay, on Providenciales in the Turks and Caicos Islands. Grace Bay is regularly rated among the finest beaches in the world, a long arc of powder-white sand and clear turquoise water, and the estate has it at the foot of the garden. Accommodation is split across a Main House and a separate Guest House, together holding eight en-suite bedrooms and sleeping 16, most rooms with ocean or garden views and several opening to balconies over the sea. The architecture is a refined, plantation-style design in pale coral stone, with arched doorways, columned verandas and white timber balustrades, and living rooms that open fully to the beachfront terraces. Facilities are extensive: a private heated pool and hot tub, a media room, two kitchens including a chef's kitchen, and a fully equipped gym with Peloton bikes and a pilates reformer. Outside there is a great deal for active groups, with a full-size tennis court, a pickleball court, a half basketball court, beachside bocce and volleyball, a children's playground and an outdoor dining pavilion that seats 20, complete with a bar, two barbecues and a pizza oven. The estate is fully staffed, with a private chef, two villa hosts, two housekeepers, a groundsman and daily concierge, and it runs on a solar farm with a backup generator behind electronic gated entry. Dock access, kayaks and paddleboards are on hand for the water. Providenciales International Airport is around 15 minutes by road.

The Turks and Caicos are a year-round destination, but Providenciales is at its finest from December to April, the dry season, when days are sunny, humidity is low and the sea is calm and clear over Grace Bay. Spring holds much of that weather with fewer visitors. Summer and autumn are hotter and more humid and fall within the wider hurricane season, which brings the quietest demand and the best value for flexible travellers.

Why we chose it

We chose Sea Breeze Estate for its position and its breadth. A direct beachfront plot on Grace Bay, one of the most celebrated beaches anywhere, is rare, and rarer still with this much space and staffing behind it. The split between a Main House and a Guest House lets a group of 16 spread out while keeping everyone on the same beach, and the list of facilities is unusually complete: a private chef and two kitchens, a media room and gym, and an outdoor set-up with tennis, pickleball, basketball, a playground and a pavilion for 20. Thoughtful touches like the solar farm, gated security and included airport transfers make it easy to run for a large group. For a family holiday or a milestone celebration on Grace Bay, it is one of the most complete beachfront estates on Providenciales.

Sea Breeze Estate is directly on the beach at the Leeward end of Grace Bay, on Providenciales in the Turks and Caicos Islands. It has its own direct access to the sand, with the twelve-mile stretch of Grace Bay at the foot of the garden and the restaurants of Grace Bay village a few minutes away.

The estate sleeps 16 across eight en-suite bedrooms, split between a Main House with five bedrooms and a separate Guest House with three, including a children's bunk room. Most rooms are kings or convertible kings with ocean or garden views, and the Guest House has its own living room and kitchenette.

The estate is fully staffed, with a private chef, two villa hosts, two housekeepers, a groundsman and daily concierge services. The chef can cater during your stay using the dedicated chef's kitchen; menus and any grocery or additional costs are arranged with our booking partner when you enquire. One roundtrip airport transfer is included.

The nearest airport is Providenciales International (PLS), roughly 15 minutes by road, with direct flights from several US and European gateways. It also handles private aviation, so private flights use Providenciales as well. One roundtrip transfer between the airport and the estate is included.

Yes, it is very family friendly. There is a children's bunk room, a playground, a full-size tennis court, pickleball, half basketball, beachside bocce and volleyball, and kayaks and paddleboards for the calm, shallow water of Grace Bay. Cots can be provided, and the two-house layout suits families sharing.
