Villa Elceto is a three-bedroom hilltop villa on the Umbria-Tuscany border, set atop Monte Santa Croce within the Murlo estate, with a 13m by 5m infinity pool overlooking forested valleys and the estate's lakes and rivers. Each of the three double bedrooms has its own en suite shower room and a distinct colour scheme, and the ground floor opens directly onto a terrace where an outdoor dining area frames the panoramic views. The Antognolla golf course, an 18-hole championship layout designed by Robert Trent Jones Jr, sits eight minutes away by golf buggy within the same estate, making this as close to a private sporting retreat as a three-bedroom villa can be. Breakfast is delivered daily, housekeeping runs five days a week with a mid-week linen change, and a dedicated concierge arranges experiences and additional services through the estate. The villa sleeps six and is well suited to two or three couples travelling together, or a family with older children. It sits within an hour's drive of Assisi, Gubbio and Perugia, giving guests access to some of Umbria's finest hill towns without any of the crowds of the more heavily visited Tuscan destinations. Why we chose it

The detail most guests overlook before arriving is the three kilometres of unsurfaced access road: it enforces a genuine sense of arrival and means the hill is never casually passed through. What that translates to in practice is a property that feels far more private than its location near the Umbrian main roads would suggest. Unlike most villas at this price point, Villa Elceto gives you a championship golf course within the same estate grounds rather than a distant recommendation, which changes the rhythm of a week here entirely. The infinity pool's orientation is the other thing worth noting: it faces directly over the valley rather than the access drive, so the view from the water is uninterrupted green hills in every direction.

Villa Elceto sits on the Umbria-Tuscany border within the Murlo estate near Umbertide in northern Umbria. The position gives guests access to both Umbrian hill towns such as Gubbio and Assisi and the southern reaches of Tuscany within a comfortable drive.

Breakfast is delivered to the villa daily and is included in the rental. Housekeeping runs five days per week with a mid-week linen and towel change. A concierge is available throughout your stay to arrange additional services. A cook and laundry services are available on request at an additional cost.

Arrival is from 16:00 to 20:00. Departure is by 10:00. A late arrival fee of €150, payable locally in cash, applies to arrivals after 20:00.

Perugia airport is the closest commercial option at 34km, approximately 30 minutes by road. Florence is 164km for those connecting via a larger hub. For private aviation, Florence handles the majority of charter traffic into the region, though Perugia also accommodates smaller aircraft.

The villa has a cot and highchair available and is suitable for families. However, the property has an open staircase without banisters on one side between the ground and first floors, which makes it unsuitable for small children or toddlers. Families with children over approximately eight to ten years old should have no difficulty.

The Antognolla golf course, designed by Robert Trent Jones Jr, is within the same estate and reachable in five minutes by car. Tennis is available 15km away in Umbertide, and watersports at Lake Trasimeno are 35km from the villa. Gubbio (40km), Assisi (45km) and Perugia (34km) are all within easy reach for cultural day trips.

The pool is open from May through to the end of October, making late spring through early autumn the most rewarding period. September is particularly good: the harvest season begins across Umbria, the heat eases, and the hill towns are quieter than in July and August. The villa is accessible year-round but best suited to warm-weather visits.

The final three kilometres of the access road to Villa Elceto are unsurfaced and unsuitable for low-slung or sports cars. A standard car, SUV or four-wheel-drive vehicle is recommended.
