Promiseas is a contemporary beachfront estate on the north coast of Jamaica, a short drive from Ocho Rios in the parish of Saint Ann. It has a rare asset for the coast: its own private sandy cove, tucked into the rocks with calm, clear turquoise water for swimming and kayaking straight off the sand. The estate is arranged as two villas holding eight en-suite bedrooms between them and sleeping 16, seven with king beds and one family room with four queen beds, most opening to terraces with sea views. The architecture is striking and modern, defined by curved timber roofs, double-height living spaces and walls of glass that fold back to bring the sea inside. Facilities are extensive: two private infinity pools, a hot tub, a private spa with a massage deck, a fully equipped gym, a game room and a private lit clay tennis court, along with a beachfront gazebo, multiple terraces and a covered living pavilion set on the lawn. A rope bridge links an upper deck to the gym and a treetop bird-watching platform, a genuine one-off. The estate is fully staffed, with chefs, butlers, housekeepers, laundresses and gardeners, and daily maid service is included. Kayaks, a Sonos system and airport transfers round out the offering. This is a true beachfront setting, with the cove and the sea at the foot of the gardens. Ian Fleming International Airport is around 20 minutes away, and Sangster International at Montego Bay is about 90 minutes west.

The architecture is memorable, all curved timber roofs and double-height rooms that open completely to the water, and the facilities go well beyond the usual, with two infinity pools, a spa, a clay tennis court and even a treetop bird-watching platform reached by a rope bridge. The two-villa layout and full staff make it easy for a group of 16 to spread out and be looked after.
