The property is a carefully restored 18th-century farmhouse, now run with a dedicated team of staff that includes a private chef, concierge and daily housekeeping, making it one of the most comprehensively serviced villas in the region. The chef sources ingredients directly from the estate's own vegetable beds, orchards and olive groves, and the house produces its own olive oil. Breakfast is included daily; the chef provides one main meal six days a week, with poolside barbecues available as an alternative. The 12m by 6m heated swimming pool is the social centre of the outdoor space, surrounded by well-furnished lounging and dining areas, hammocks strung between trees and an outdoor kitchen equipped with a pizza oven. For families, the grounds include a five-a-side football pitch, a playhouse with slide, swings, a seesaw, a boules court and a basketball net. The nine bedrooms are spread across the main house and a private annexe, sleeping up to 18 guests. Late spring and early autumn are the strongest periods for the Val d'Orcia: May and June bring the iconic golden wheat fields and wild flowers, while September and October offer the grape and olive harvests, lower temperatures and fewer visitors. Summer is warm and busy, with July and August the peak months. The pool is open from late March to early November. Winter is mild but most cultural attractions remain accessible year-round.

Why we chose it

The detail that sets Il Pozzo apart from comparable staffed villas in Tuscany is the kitchen garden. The chef doesn't just cook with local produce from a market run; the ingredients come from beds and orchards on the property itself, which changes the quality and character of every meal in a way that is genuinely hard to replicate at any price point. What staying here feels like, compared to other large Tuscan villas, is less like a rented house and more like being a guest on a working estate. The twelve hectares give the group room to spread out in a way that most Tuscan villa properties at this size simply cannot match. Few nine-bedroom villas in the Val d'Orcia can offer both a private helipad and direct views to Pienza.

Il Pozzo is located in the Val d'Orcia, a UNESCO World Heritage landscape in southern Tuscany. The area encompasses some of Italy's most celebrated wine towns, including Montalcino (Brunello) and Montepulciano (Vino Nobile), as well as the Renaissance hilltowns of Pienza and Siena, and the thermal baths at Bagno Vignoni.

A private chef is included in the rental and provides daily breakfast and one main meal (either lunch or dinner) six days a week, excluding Sundays. The chef shops, prepares and serves the meal using ingredients that include produce from the villa's own kitchen garden. On Sundays, house staff can prepare additional light meals at €40 per hour (€50 on Sundays). Poolside barbecues are also available.
